The heart of John Deere's Waterloo works.
The hotel stands on the TechWorks campus, once the heart of John Deere's Waterloo Tractor Works. John Froelich's Waterloo Gasoline Traction Engine Company pioneered the gasoline tractor here, and in 1918 Deere & Company bought the company and expanded the campus into one of Iowa's great industrial sites — its expansion crowned by the six-story Tractor Building R, the first six-story building in the city. The hotel's own six-story building, the C2 Building, rose in 1947 as a John Deere tractor manufacturing warehouse.
Hotel History
From vacant factory to Courtyard by Marriott.
After decades of tractor work, the 200,000-square-foot building sat vacant and was nearly lost. Davenport developer Rodney Blackwell led a $43 million transformation into a Courtyard by Marriott, restoring the building to the Secretary of the Interior's Standards for Historic Preservation. A 20-inch raised-floor system lowered the tall window sills to open river and downtown views while hiding ductwork and wiring, and a sixth-floor elevated pool crowns the hotel. The restoration earned the State Historical Society of Iowa's William J. Wagner Award and other 2019 historic preservation honors.
